Michael Shain has been our agent for a good couple of years now;
first assisting with tenants when sales were low – especially during COVID -19,
and parallel as a sales agent, trying to find the right buyer.
Michael was always open and transparent about what was going on in the neighbourhood and gave good advice about rentals and sales.
He kept me informed on a regular basis as to the clientele he took to the house and their interests in it.
Although it took a while for the house to be sold, it was through no fault of his own, but circumstantial.
I am now certainly very relieved that this sale has now finally gone through as it was also an emotional time – especially because the house had been in the family for 50 years – and dealing with tenants is not always easy, either! However Michael calmly and efficiently led us through this and was always just a phone call away, giving advice and information as often as we needed it.

“Hi Michael
In response to your request I gladly offer the unvarnished truth, hoping it will be of assistance!
I, Kevin Gill, am the Executor in an Estate which last year sold two erven in Second Street, Parkmore. This involved consultation with heirs, which Michael Shain fully understood and co-operated with.
Michael’s great achievement was to find a buyer offering an amount, later slightly increased, which satisfied the heirs. In the early stages we both at short notice met a couple of times for hours to settle terms that were acceptable to buyer and seller. At one stage the buyer went cold, but Michael’s intuition took him spontaneously to the buyer’s office for a further chat, a clever move which resulted in bringing the deal back on track.
After initial signature of the agreement of sale the purchaser started a roller coaster ride involving inter alia:
1 A request for a rather long extension of time for the furnishing of guarantees
2 A request for a tripartite agreement to substitute a different purchaser
3 In effect a request to change the cash sale to one subject to a bond
4 The production of a fake letter purporting to come from FNB saying the purchaser’s application for a bond had been “brought to finality”
5 An entirely unauthorised entry to the property involving decimation of vegetation, draining of the swimming pool and removal from kitchen to stoep of the stove and two fridges, despite the lawful occupation by deceased’s servant and two sons deliberately kept on the otherwise unoccupied and empty premises in order to avoid vandalism and squatting. Attorneys had to be instructed to forbid further irruption or occupation before transfer, the agreed date.
In the course of the above events Michael adopted a very tolerant attitude towards the purchaser. I could not go along with his vague and benign platitudes and had to take control at several points. However, his role had already been successfully performed, for which I remain grateful. So....together, over quite a long period, we eventually succeeded.
